Despite all the challenges KZN has faced, the North Coast property market is still growing and enjoying capital appreciation. Rainmaker Marketing director, Stefan Botha, whose award-winning agency specialises in the property sector, shares some insights. <\/strong><\/p>\n

The recent SA Property Trends survey conducted by Rainmaker Marketing reveals that coastal property values are showing greater growth than those in non-coastal areas. \u201cSA house price inflation as of March 2022 reflected greater growth on the coast by 6,4% compared to 5,3% of non-coastal areas. Residential properties, particularly in the KZN area, also enjoyed capital appreciation of 4,5% versus Gauteng\u2019s 4,4%,\u201d says Stefan.<\/p>\n

The long-term appeal of living at the coast is still strong, it seems, with lockdown having created a wave of new reasons for relocating. \u201cOur survey indicates that some key reasons for increased property acquisition include upsizing for additional workspace and lifestyle relocation to appealing destinations.\u201d He says post-pandemic, there has been a definitive shift in a number of areas that demonstrate how people have prioritised lifestyle when buying homes, and how safety and lifestyle are among some of the key driving factors that explain the significant boom in property development and sales on KZN\u2019s North Coast.<\/p>\n

So, is it just a numbers game? \u201cIn recent months we saw the launch and one-day sell-out of Bliss Ballito\u2019s phase one development, with phase two about to launch in July to the public with already a waiting list. Their secret to success? Apart from their great location, their price offering hits the sweet spot of the price bracket most in demand by South African buyers in 2022. The most sought-after price in South Africa for property is R1.3 million.\u201d

\nHow is it, then, that developments such as Elaleni, Zululami, Seaton and Simbithi with a limited offering within the lower price bracket, have also been part of this continued property success story? \u201cI believe the answer lies in the ability of these developers to identify and adhere to the demands within their high-end product offering of what the most popular home layout trends are for 2022. According to our survey, this includes multifunctional rather than open plan spaces, designs that enhance well-being with emphasis on well-ventilated, plant-filled environments, showstopper kitchens and smarter homes with adaptable furniture for more than one use.\u201d<\/p>\n

Stefan says the burgeoning Umhlanga area has also seen incremental growth and demand, with Umhlanga Rocks in 2021 being rated as one of the top ten suburbs in the country based on total purchase value. \u201cTongaat Hulett Property has also reported growing interest in 2022 for their land opportunities, particularly in the precincts of Umhlanga Ridge Town Centre, Umhlanga Ridgeside, Cornubia, Sibaya and Bridge City for residential and mixed-use development.\u201d<\/p>\n

It would be foolish, Stefan says, to not address how April and May\u2019s floods which caused havoc across the province, have impacted the rosy start that KZN\u2019s North Coast property market has enjoyed in 2022. \u201cI believe that despite these more recent challenges, the people of KZN are an incredibly resilient community who, despite the hardships, always seem to bounce back. I believe the same applies to our property market with already signs of sales and interest picking up for residential and mixed-use developments in the North Coast region.\u201d<\/p>\n
