YORK marks the next chapter for Sanctuary Private Estate

With all 113 apartments sold and the development delivered on time and on budget, YORK represents FWJK’s 44th development and the continued evolution of Sanctuary Private Estate on Umhlanga Ridge.

The completion of YORK marks the arrival of the second residential development within Sanctuary Private Estate, following the success of TYNE, the precinct’s first phase. Completed on time, within budget and fully sold, YORK reinforces the strength of both the Umhlanga residential market and the development philosophy behind the wider precinct.
For Dan Gardner, Director of FWJK’s Durban division, its completion is particularly significant. “YORK is a project we are extremely proud of. Delivering on time and on budget, while achieving a complete sell-out, is a fantastic result and reflects the strength of both the team and the development model behind it,” he says.

Designed and delivered by FWJK, which acted as development manager, project manager, architect and quantity surveyor, YORK demonstrates the advantages of an integrated approach, with design, cost and execution managed by a single multidisciplinary team.

Gardner believes this creates compelling investment potential, particularly for short-term rentals. “Everyone talks about moving further north, but from a short-term rental perspective there is still enormous value in this node,” he explains. “You are alongside one of Durban’s major commercial centres, creating weekday demand that a purely leisure-driven destination simply cannot replicate.”

That dynamic has already been demonstrated at TYNE, where proximity to major corporate offices supports weekday business travellers, complemented by weekend and holiday leisure demand. Based on performance to date, TYNE apartments have achieved annualised returns exceeding 12%, although actual returns vary depending on purchase price, furnishing, management costs, occupancy levels and rental rates.
Gardner also points to Durban’s comparatively accessible property prices and year-round climate as part of the investment case. “Combine corporate demand in Umhlanga with Durban’s fantastic winter, and there is the potential for a much more consistent occupancy profile throughout the year.”

With TYNE established and YORK now complete and sold out, FWJK is already planning the next phase of Sanctuary Private Estate – offering investors and residents another chapter to watch closely.
